Massachusetts offers a wide range of possibilities to any company seeking to relocate in the Bay State, from office properties, to distribution and industrial properties, high tech properties and more.

Office properties — in this category, you’ll find executive office space, often appointed with administrative staff and other amenities; office buildings; upscale office parks, usually located in the 128 beltway, and increasingly found in the 495 beltway as well; class A office suites, meaning the top of the line office infrastructure.

Downtown Boston, considered a prestigious location, offers office space in high-rises, with sq.ft. prices ranging from $60 — $120/sq.ft.

In the Metrowest area, about 20 minutes west of downtown Boston, prices will go down to about $50 - $70 per sq.ft. Further out west, by the 495 beltway, office accommodations are normally around $30 - $50 /sq.ft.

Retail properties — as you move out of the downtown area, you’ll find that most retail properties are organized in shopping centers, shopping malls, strip malls and chain store sites, all available with ample parking. Many shopping centers are built with the retail properties on the first floor, and office space on the second floor. Prices in such building usually range between $30 - $60 /sq.ft.

Industrial properties — these sites requires a large foot print and are thus found outside of the cities and beltways. Warehouses, industrial parks, factories, mills, manufacturing plants are plentiful. It’s difficult to quote a price for such facilities, as it depends on the intended use and amenities. Generally speaking, a build-to-suit facility will range from $60 - $150 /sq.ft.

Technology properties — these are found in dedicated research and development parks, scientific buildings, medical laboratories, call centers and more. As these facilities also have a dedicated use and build-out, it’s more difficult to indicate pricing. You can expect anywhere between $60 - $140 /sq.ft. for such a space.
